The city is home to some of Egypt’s leading real estate developers such as Capital Group, Al Ahly Sabbour, La Vista, EGY GAP, and TG, who have delivered a wide variety of residential compounds and commercial projects with payment plans starting from 0% down payment and extending up to 10 years, making it a preferred destination for those seeking a quiet home and investment away from the congestion of Cairo.

About El Shorouk City

El Shorouk City was established by Presidential Decree No. 326 of 1995, issued by the President of the Arab Republic of Egypt, as part of the state’s plan to ease population density in Greater Cairo, redistribute residents, and provide a modern residential environment built to the latest international standards.

The city began on an initial area of approximately 10,808 feddans.

Prime Ministerial Decree No. 2119 of 2015 then added 5,302 feddans to the city’s boundaries, bringing its current developed area to around 16,110.3 feddans.

Subsequently, Presidential Decree No. 636 of 2017 expanded the city’s boundaries to reach a total area of 52,991.83 feddans according to the New Urban Communities Authority, placing it among the largest cities in east Cairo by area.

The city is administratively governed by the New Urban Communities Authority (NUCA) and falls within Cairo Governorate. Its developed area is distributed between 9,200 feddans as an urban mass covering residential, service, and recreational zones, and 1,500 feddans dedicated to service activities, including 21 plots for educational services, 10 for healthcare, and 27 for commercial use, alongside cultural, sports, recreational, and social services.

In terms of population density, the city targets a capacity of 500,000 residents upon full development, while its current population is estimated at around 170,000 residents according to New Urban Communities Authority estimates, growing steadily thanks to increasing demand from families seeking a quiet home.

The city is divided into two main sections:

  • the Districts section, which mostly comprises villas and luxury units across 10 diverse residential neighborhoods,
  • the Zones section, which includes residential buildings of varying levels (economic, middle, upper-middle, and luxury).

The Authority has delivered around 26,140 housing units, of which 13,676 units are for youth and future housing, while the private sector built an additional 25,147 units, bringing the city’s total to over 51,000 residential units.

This is supported by an internal road network spanning 426 kilometers, an 840 km water network, and a 575 km triple-treatment sewage network, reflecting advanced infrastructure that keeps pace with residents’ needs.
