Lvls Village North Coast sits on Kilometer 179 of the Alexandria–Marsa Matrouh Road in the heart of Ras El Hekma, with a private sandy beach stretching 600 metres and clear turquoise water.
It is the second major coastal venture by Mountain View Developments in the area, laid out across 201 acres.
What sets the project apart, above everything else, is its design concept inspired by the Greek islands. The units are built across six descending natural terraces that rise more than 40 metres above sea level, so every home enjoys an open, unobstructed view of either the sea or the crystal lagoon.
Alongside the beach runs a swimmable lagoon stretching 1.5 kilometres, offering calm water away from the open sea.
The units range from Beach Houses starting at 145 m² up to spacious standalone villas, all delivered fully finished, with prices starting from EGP 8,500,000, a down payment as low as 10% and installments of up to 8 years with no interest.
The Meaning Behind the Name LVLS
The name LVLS is short for “Levels”, and it is a direct reflection of the idea the entire project is built upon. The village is divided into six levels, or natural terraces, that step down gradually towards the sea.
This tiering is not just an aesthetic choice. It is exactly what guarantees each level a wide, panoramic view over the Mediterranean, so the name itself sums up the defining feature of life inside the village: the philosophy of sea-facing levels.
About LVLS North Coast
Mountain View LVLS Masterplan
Mountain View chose for its project a plot with naturally uneven, varied elevations, running roughly one and a half kilometres from the coastal road down to the shoreline.
Rather than levelling the land, the developer turned this natural difference in height into an advantage, designing the village as six successive terraces that descend gradually toward the sea.
The first five terraces are dedicated to standalone villas, townhouses and twin houses with direct sea views, while the sixth terrace, the closest to the water, is reserved for Beach House units and duplex layouts, where the ground duplex overlooks the lagoon and the roof duplex looks onto both the sea and the lagoon.
It is a distribution that makes the view available to everyone, not only to whoever paid the most,The architectural character is purely Greek, with its crisp white tones and touches of sky blue, closer than anything to Santorini.
It was executed through the group’s in-house design arm, Dar Al-Mimar (DMA), in partnership with leading international consultancies, alongside a wide internal network of roads and walkways and dedicated tracks for walking and cycling through the green spaces.
The developer divided the village into three phases, each with its own identity. The Sea Mount phase is dedicated to villas and stands alone on around 133 acres, the Beach Top phase introduces the innovative Beach House concept, while the Blue Villa phase blends commercial and leisure services.
In this way, LVLS shifts from being a place to stay into a fully integrated coastal community that comes alive throughout the year.

The Beach at LVLS North Coast
LVLS North Coast Beach & Lagoon
The project enjoys a fully private sandy beach running 600 metres along soft, golden sand with clear turquoise water. It is reserved for the village’s residents alone, which guarantees the highest level of privacy away from the public crowds along the coastal road.
The village descends towards the beach across six tiered terraces, so the Beach House units sit on the terrace closest to the water, while the villas look down from the higher terraces with an open, panoramic view.
In this way every home enjoys a complete, unobstructed view of either the sea or the lagoon.
Alongside the sea runs a swimmable crystal lagoon reaching 1.5 kilometres in length over a zone of around 6 acres, with calm, safe water that suits families and children and offers an ideal alternative to the open-sea waves.
Seating and relaxation areas managed by the resort are spread along the shore, with seasonal beach safety provided through the summer months.
Water Activities at LVLS North Coast
The project offers a wide range of water activities that create the spirit of summer, from banana-boat rides and jet skis to diving, snorkelling and exploring marine life, along with calmer water sports inside the lagoon.
These activities run seasonally through the summer under the supervision of specialised teams, so a family finds everything it needs in terms of water entertainment within the village walls, without having to leave.

This particular kilometre stands out for its elevated, tiered terrain, which gave the project its terraces concept. The village also sits directly beside several leading resorts, standing wall-to-wall with Soul North Coast by Emaar Misr, and close to Marina and New Alamein City.

Facilities & Amenities at LVLS North Coast
LVLS Mountain View Ras El Hekma
Mountain View did not stop at the location and the view; inside the village it added a system of services and entertainment that lifts the experience to the level of international resorts.
Below are the most distinctive amenities, followed by the infrastructure and the essential services.
The Crystal Lagoon & Water Features
At the heart of the village sits a swimmable crystal lagoon reaching 1.5 kilometres in length over a zone of nearly 6 acres, its clear water echoing the Maldives.
It serves all of the inner terraces and offers a safe, calm alternative for swimming away from the sea waves, surrounded by green spaces and artificial lakes that complete the natural picture.
Horizon Pool and the Sea Walk & The Light Walk
Among the village’s standout features is the elevated Horizon Pool, raised above sea level to bring together the blue of the sky and the sea in a single view, alongside the Sea Walk extending around 600 metres on the edge of the sea, and The Light Walk running about 880 metres, which includes water ponds, tree houses and camping cabins for an experience close to nature.
The Lighthouse, the Club House & a 5-Star Hotel
The village includes the Lighthouse, a space dedicated to workshops, community events and educational activities for all ages, in addition to an upscale club house that brings together restaurants, cafés, lounges and a gym.
The picture is completed by a 5-star hotel inside the project that offers hospitality services to residents’ guests to the highest international standards.
Infrastructure at LVLS North Coast
The village relies on a main electricity grid backed by standby generators that keep the power running without interruption throughout the year, a key trust factor for anyone considering winter living and not only summer.
Water is supplied through an integrated utilities system with treatment stations serving the resort, while high-speed internet and modern telecommunications are available inside the village and its dedicated work zone.
The buildings have been executed to construction specifications that take the coastal environment into account, resisting humidity and salinity to preserve the lifespan of the structures for as long as possible.

The Summer Experience at LVLS North Coast
The summer experience at LVLS
LVLS sells a complete summer experience more than it sells a home. The elevated position on the terraces, the private beach, the calm lagoon and the Greek style that resembles Santorini all come together to create a feeling of a permanent holiday that does not end when the day is over.
A Day at LVLS North Coast
You start your morning with a cup of coffee on your terrace as you watch the sea stretch out in front of you from the top of the terrace, then you head down with your family to the private sandy beach before it fills with visitors, to swim in clear turquoise water. When the sun grows stronger you move to the calm lagoon, where the children play safely away from the open-sea waves.
By midday you try the jet ski or go diving with the water-activities teams, then you rest at the elevated Horizon Pool while you take in the way the sea blends into the sky.
Before sunset you stroll along the Sea Walk on the water’s edge, and you close your day with dinner at one of the club house restaurants and a quiet evening by the Lighthouse, so you feel you are living a long holiday rather than just a night by the sea.
Investment Advantages at LVLS North Coast
The village’s value is not limited to being a beautiful summer retreat; it represents an investment opportunity backed by tangible factors, the most notable of which are:
- Ras El Hekma, the most in-demand location: after the state pumped enormous investments into Ras El Hekma, demand for its units rose remarkably, which supports the prospects of unit-price growth over the medium term.
- The scarcity of a private beach: owning a unit on a private sandy beach 600 metres long with a swimmable lagoon is a rare element that raises resale value compared with units far from the sea.
- Payment flexibility: a 10% down payment with installments up to 8 years lowers the entry barrier and allows buying for the purpose of reselling later after prices rise.
- Year-round operation: the village relying on infrastructure that works all year opens the door to renting outside the summer season and improves the expected rental yield.
- Brand strength: the Mountain View name and its coastal track record give the unit market value and buyer trust at resale.
Why Invest in the North Coast?
The North Coast, and Ras El Hekma in particular, is seeing strong government momentum towards development, backed by a modern road network such as the Dabaa Road, New Alamein City and its international airport.
This is turning the area from a seasonal summer destination into communities that operate year-round, and keeps demand for its units on a continuous rise.
